1. The Gate That Won't "Snap" Shut 🚪

This is the number one reason pools fail. Your gate must be self-closing and self-latching from every open position.

If you open the gate just a tiny bit and let go, does it click shut on its own? If it stays slightly ajar, it's a major safety risk. Often, the hinges have just lost their tension over time or the latch has shifted slightly.

The Fix: Give your gate a "test swing" today. If it's sticky, a bit of lubricant or a tension adjustment might be all you need!

2. The 900mm "Non-Climbable Zone" (NCZ) 🪜

This is a big one that catches everyone out. Think of your pool fence as a fortress. Within 900mm of the outside of that fence, there shouldn't be anything a child can use as a "step up."

Common culprits we find:

  • Potted plants

  • Outdoor furniture or chairs

  • BBQs

  • Large rocks or garden ornaments

  • Low-hanging tree branches

If a kid can use it to get a foot up, it’s a compliance fail. We recommend keeping a clear path all the way around your fence line.

3. Gaps That Are Too Large 📏

Little ones are like Houdini, if there’s a gap, they’ll try to squeeze through it. Queensland law states that the gap under your pool fence cannot be more than 100mm.

Over time, soil can erode, or dogs can dig near the fence, creating a gap that’s suddenly too big. We also check the gaps between the vertical bars; these also must be no more than 100mm apart.

4. The Neighbor's Yard 🌳

This is the one people forget. Your pool fence might be perfect on your side, but what’s happening on the other side of the boundary fence?

If your neighbor has built a garden bed, a trellis, or stored wood against the fence that separates your yards, it might create a foothold. This can be tricky to manage, but it’s something a professional pool certifier Gold Coast will check to ensure you're fully covered.

Selling or Leasing? You’ll Need a Form 23 📄

If you are a landlord or you're putting your house on the market in Surfers Paradise, Burleigh Heads, or anywhere else on the Coast, you legally need a pool safety certificate QLD.

This is officially known as a Form 23 pool safety certificate.

  • Selling: You can sell with or without a certificate, but if you don't have one, you must give the buyer a Form 36 Notice of No Pool Safety Certificate. The buyer then has 90 days from settlement to get the pool certified.

  • Leasing: You cannot lease a property without a valid certificate. It’s that simple.
